Embassy Developments has agreed to sell an entire seven-storey residential tower at its Embassy Terrazza project in Juhu, Mumbai, to Dinesh Thakkar, the founder and Chairman and Managing Director of Angel One, for approximately INR 711 crore. The building, which spans 63,000 square feet of RERA-carpeted space, was described in a regulatory filing as the largest such single residential unit sale in the country.
Ultra-Luxury Project in Prime Location
Embassy Terrazza sits on roughly two acres along Juhu Tara Road, a well-established luxury residential area in Mumbai. The development includes five towers being built under Embassy Developments’ management model, with the company projecting total revenues of around INR 3,000 crore from the project. It recently received RERA clearance and was highlighted during the company’s latest earnings call as one of its upcoming launches for the first half of the financial year.
The project forms part of Embassy Developments’ broader push into Mumbai’s high-end housing market. The firm has been expanding its residential footprint beyond its established bases in Bengaluru and the National Capital Region. Other recent additions to its Mumbai portfolio include Embassy Citadel in Worli, which marks another foray into premium urban zones.

Buyer Motivations and Market Context
Thakkar said his interest in acquiring the full tower stemmed from personal needs, including privacy, spacious layouts, sea-facing views, and a setting suitable for long-term family living. He also cited the Juhu neighborhood’s mature residential character and coastal proximity as key factors in choosing the location.
Jitendra Virwani, chairman of Embassy Developments, said Thakkar’s purchase reflects strong investor confidence in both the project and the brand’s position in Mumbai. The deal reinforces a broader trend in India’s luxury real estate market, where affluent buyers are increasingly opting for entire floors, penthouses, or even complete structures rather than standard apartments.
Company Expansion and Pipeline
Embassy Developments operates under the larger Embassy Group umbrella, which manages real estate ventures alongside related businesses. The group sponsors Embassy Office Parks REIT and promotes WeWork India. Across major cities including Mumbai, Delhi-NCR, Bengaluru, Chennai, and Indore, the company continues to develop residential and commercial properties.

At the start of FY2027, Embassy Developments reported a launch pipeline valued at approximately INR 19,400 crore, combining owned assets and development management projects. For the first quarter, it recorded pre-sales of INR 868 crore and collections totaling around INR 496 crore. These figures indicate steady momentum as the company scales operations across its core markets.
