20 Pinehurst Drive, Bellport
Hydro Metal Holdings, an affiliate of Boilermatic Welding Industries, purchased a 19,172-square-foot industrial building on 1.76 acres at 20 Pinehurst Drive in Bellport for $5.3 million. The seller, Coast2Coast Real Estate, had purchased the property in the fall of 2021 for $4 million and received economic incentives from the Brookhaven Industrial Development Agency to assist in the acquisition and those benefits were transferred to Hydro Metal Holdings. The buyer plans to invest an additional $1.8 million in renovations and equipment for its new Bellport facility, where it will relocate from Medford. Tom Guido of Signature Premier Properties represented Hydro Metal Holdings, while Michael Gronthal and Michael Murphy of Douglas Elliman Commercial represented seller Coast2Coast Real Estate LLC in the sales transaction.

JAS Aquatics, a swimming pool contracting firm, purchased a 5,400-square-foot retail building on .46 acres at 454-456 Jericho Turnpike in Huntington Station for $1.635 million. The company is relocating from East Farmingdale. Dennis Gandley and Louis Fisher of Douglas Elliman Commercial represented the buyer, as well as the seller, Valerie Hanna, in the sales transaction.

Northeastern Cleaning & Restoration leased 3,000 square feet of industrial space at 697 Acorn St. in Deer Park. James Parnes and Michael Parnes of Schacker Realty represented the tenant, while Jeremy Hackett of Metro Realty Services represented the landlord, NYH Acorn LLC, in the lease transaction.

SpringBoard Incubators leased 1,550 square feet of office space at 500 Old Country Road in Garden City. The company provides educational courses and workshops that teach robotics, coding, data science, cybersecurity and digital literacy to school districts, universities, community-based organizations and local municipalities. Robert Delavale was the in-house representative for landlord Breslin Organization in the lease transaction.

Venture One Real Estate purchased a 35,000-square-foot industrial building on 2.2 acres at 105 Sea Lane in Farmingdale for $9.3 million. The property is leased to Lineage Logistics. The buyer was self-represented, while Marc Duval, Jose Cruz and Jordan Avanzato of JLL represented the seller, Aresco Management, in the sales transaction.
400 Montauk Highway, West Islip
Behavioral Health Counseling leased 1,237 square feet of office space and National Cancer Inc. leased 523 square feet of office space at 400 Montauk Highway in West Islip.
