Cape Town’s municipal rates will soon adjust for nearly 970,000 properties under the new GV2025 valuation cycle. The changes take effect in July 2026, setting the terms for infrastructure and waste management fees that often remain fixed for years. Property values have shifted dramatically since the last valuation roll. Coastal and high-demand areas have experienced sharp price increases, meaning many homeowners could see higher rates even after the proposed 10.2% cut in the residential rate-in-the-rand. Unlike traditional appraisals, these valuations rely on the city’s own snapshot of market conditions as of the assessment date.

Homeowners must act by April 30, 2026, to contest their new valuations if they believe errors exist. The process involves comparing the city’s figures with recent local sales.
