Bloemhof has been named the 2025 Dorp van die Jaar, a title awarded by Kwêla on kykNET and supported by Lightstone. The judges selected Bloemhof for its sense of community, overlooking other finalists including Rehoboth (Namibia), Wilderness, and Pennington. The competition celebrates inspiring towns across South Africa.

Bloemhof is located along the Vaal River in the North West province. Founded in 1864 during a diamond rush, the town derives its name from the Afrikaans phrase for “flower court.” Its economy relies on maize and cattle farming, but it also features an outdoor tourism sector focused on fishing, hiking, and water sports.

Other South African finalists in the top five included Fauresmith, Mookgophong/Naboomspruit, Richmond, Port Alfred, and Witrivier. While these towns have tourism-driven economies, Bloemhof’s strength is its social cohesion.

Lightstone Property analysed eight South African finalists to compare property fundamentals with the judges’ sentiment. The data shows that tourism towns continue to dominate property values. Bloemhof’s strong community spirit did not immediately translate into high property performance, ranking near the bottom across several key indicators.

Coastal destinations like Port Alfred, Wilderness, and Pennington attract affluent semigrants and retirees. This demographic shift drives higher property prices and transaction activity in these areas. In Bloemhof, the median household income is significantly lower. Only 7% of households earn more than R26,000 per month, compared to 85% in Wilderness and nearly 100% in Pennington.

When including households earning below R13,000, Bloemhof’s population is larger than that of many coastal finalists. The nearby township of Boitemulong contributes to this figure. This difference in income distribution affects the overall property value. Bloemhof accounts for just 3% of the total property value among the finalists, while Port Alfred holds 31% and Wilderness holds 29%.

Most homes in Bloemhof are valued below R500,000. This is a lower threshold compared to Wilderness and Pennington, where the majority of properties exceed that amount. As a result, the average transaction value in Bloemhof is near the bottom. Fewer than 50 sales occur annually, whereas other towns see much higher turnover.

Bond activity reflects these price differences. Bloemhof’s total bond value trails behind most peers, and the average bond is just under R380,000. By contrast, the average bond in Wilderness is R1.7 million, and in Pennington it is R916,000. Standard Bank and ABSA dominate the mortgage market in Bloemhof, with FirstRand also present, indicating limited but stable credit activity.
